10 Things to Ask Your Pool Builder Before Signing Your Contract

Building a swimming pool is a major investment; one that transforms your home, lifestyle, and outdoor living space for years to come. While we’d love to gain your business, we also want to be sure you are 100% sure of your decision to choose L&V Pools. That’s why we’ve developed a check list that you can use as a guide to ensure you haven’t overlooked anything prior to signing on the dotted line.

Asking the right questions upfront can save you time, money, and stress, and ensure you’re choosing a builder who delivers the quality and result you are looking for.

Here are the 10 most important questions to ask your pool builder before signing.

1. Are you fully licensed, insured, and QBCC registered?

In Queensland, your builder must hold the appropriate QBCC licence for pool construction. Don’t be afraid to ask for a QBCC licence number, evidence of insurance and certifications.

2. What type of pool is best for my yard (and why)?

Every home is different and utilising the years of experience your pool builder has will help you make educated decisions. The right builder will help you assess soil conditions, access points, slopes or retaining requirements, sun exposure and zones for filtration and running equipment.

3. What’s included (and what’s not included) in the quote?

Ask for a full list of inclusions so you know exactly what’s included in your quote:

  • Excavation
  • Electrical
  • Plumbing
  • Engineering
  • Approvals & certifications
  • Equipment (pump, filter, chlorinator)
  • Lighting
  • Tiling and coping

4. What is the expected timeline from start to finish?

Pool construction includes several stages and each one takes time. Ask about approvals time, excavation schedules, construction phases, plumbing & electrical, interior finishes, filling and commissioning. Timelines should also have an allowance for weather and seasonal holiday downtime to help give you a realistic schedule. A reliable builder gives realistic timelines for both start and finish.

5. Who will be managing my build?

Ask who you will be dealing with. Is there a dedicated project manager? Is there a subcontractor team? Knowing who your point of contact is helps keep communication smooth and expectations clear.

6. What pool equipment brands do you use, and why?

Equipment is the heart of your pool. Ask about pumps, filters, chlorinators, lighting, heating, cleaning and automation options. You can then do additional research to help you decide if you are happy with the recommended brands and models. Remember you get what you pay for and a little extra investment will often result in a more reliable system.

7. How do you handle unexpected issues during construction?

Excavation can uncover rock, groundwater, or structural surprises. Discuss how variations are handled and keep communication flowing.

8. Can I see examples of your previous work?

Don’t be shy to ask for examples of completed pools. Google reviews, local references and photo galleries are often a good source of inspiration and can offer peace of mind that you’re in good hands.

9. What warranties do you offer on construction and equipment?

Your pool should be backed by solid protection. Ask for details around structural warranty, equipment warranty, aftercare and service information. You want a builder who stands by their work.

10. How will I maintain my pool once it’s completed?

Find out more about the handover and after sales care. Ask about handover training, ongoing maintenance and point of contact after the build is complete.

Choosing the right pool builder is more than comparing quotes, it’s about partnering with a team who values quality, communication, and your long-term enjoyment of your pool.
